The garage has deep utility sink, built in cabinets (the shelving and refrigerator won’t stay), and many of the house systems. There is a new 55 gallon water heater and a new 65 gallon water heater, a water softener, a pressure pump for the water, a meter to read the propane tank, and the dryer vent has a Fanteck Dryer Booster Fan that’s vented outside.


This cedar home has halogen flood lights lining the drive and on the trees for your safety and security. As you approach the house, you have the option of parking in the two car heated and cooled garage or under the four car carport. This carport has radiant electric heaters with variable, remote control fans, high pressure sodium lights and is constructed with steel I beams, vertical supports and cross beams. There is a grill connected to the propane system that will stay with the house.

The 18×36 vinyl, heated, salt water pool and surrounding decking has a commanding view of the valley below. The area has two propane Mosquito Magnets, and the pool has a new automatic cover that you can walk on. The pool has a two year old DE filter, the pump is 4-5 years old, the liner is six years old, and the electric heat pump is 17 years old, with a life expectancy of 40-50 years. The cost is about $30 per month to heat the pool. The drains for the pool are under the pool house deck and you can drain it yourself when you want to lower the water level.

The roof on this home was replaced in 2013.

This home also features a 60kw automatic transfer generator that powers the whole house, and is powered by a 500 gallon propane tank. There is a sprinkler system to keep your lawn pristine, and a security system with wireless cameras and components. This system can be attached to a computer if you want the ability to record.

Also, this home enjoys a truly unique feature. It runs Off Peak electric rates which allows the system to store heat between 9PM-7Am and weekends. There are four Off Peak Electric Thermal Storage Units that provide cheap supplemental heat. The units heat bricks and have blowers that blow heat into the living room, garage and pool house – and the water heaters and pool run during Off Peak hours. During the night electricity runs for $.04 kilowatt hour. This is a huge cost savings.

All five traditional heap pumps were replaced between 2005-2009 and have washable allergy filters. PTAC unit in the garage was installed in 2013. PTAC unit in the pool house was installed in 2000 when the pool house was built. The pool house also has a mini-split heat pump (compressor on the outside) in the kitchen that was installed in 2014. The four Steffes Off Peak Thermal Storage Units were installed in 2014.

The home is serviced by city water with a booster pump and a septic system, and 2/3 of the house is slab on grade and 1/3 of the house has a crawl space.


This property is approximately 11 acres and begins about three feet in front of the drain at the beginning of the driveway in the front. The property line is about 300 feet over the hill on the other three sides. Toward the front of the house in the left corner is an underground room for the sprinkler pump equipment.
