335 Summer Street Pikeville, KY 41501

House - Pikeville KY

This beautiful home sits at the top of Cedar Gap and features stunning views from the 11 acres of property that offers privacy and seclusion, and is in the city limits. The owner advises that the city does a wonderful job of keeping the road clear in snowy and icy weather.

The 6458 square foot home is in absolutely pristine condition. It was completely remodeled in 2000, remodeled again in 2005, and has been immaculately maintained and cared for since. This home has spotless all-wool carpet in the living areas, and ceramic tile in kitchen, baths, laundry area and the sun room.

You will see the great flow this home has when you enter the front door into a tiled foyer with its two story cathedral ceiling. The sunken living room has a propane or wood burning fireplace, with heatilator to blow the hot air, and wooden ceilings. There is an enclosed porch off the living room warmed by a propane heater, and a tiled sun room with 12 skylights, which the owners replaced with Low E double pane glass that has a layer of copper, which reflects radiant heat in and out. This sun room leads out to the pool and patio area.

In addition, off the living room is an office or den area that has a private deck.

The kitchen is large and open with ceramic tile, Corian countertops, custom oak cabinets, a bar and a built-in desk. There are ample oak custom cabinets, and a double wall oven, electric glass top stove, dishwasher, disposal, and trash compactor. The kitchen also has patio doors opening onto the pool area.

The first floor also features a large dining room with built in cabinets, and a laundry room with handy pull out hanging racks.

The first floor has a bedroom that could be used as a guest room, and there is a full bath on the first floor. This bedroom features cathedral ceilings and patio doors to the pool area.

The second floor features a large master suite with a propane or wood burning fireplace, with heatilator to blow the hot air, cedar walk in closet, and a spectacular bath. You will enjoy the Corian vanity top, two person whirlpool tub, the corian shower with multiple body wash nozzles, LED lights and speakers for the bedroom sound system.

Upstairs there is also a bedroom suite with three rooms and a tiled bath for the children, and a spiral staircase leading up to a playroom with a wooden floor.

There are separate heat pumps for these two bedroom suites.

This home has two fully floored, insulated, heated and cooled attics with automatic fans and all the closets are cedar lined.

In addition to all these wonderful features – there is more. There is 880 square feet in a separate suite that is ideal for a pool house/game room/office or a mother-in-law suite. There is a large room with a ceiling fan, an additional room that could be converted to a full kitchen since it’s plumbed and wired for 220V for an oven. There is a half bath, but the wall could be pushed out to add a shower. All the glass in this space was replaced in 2006 with Low E glass.

This area is tiled, has 10 foot ceilings, and has its own PTAC heating and cooling system, and a floored and lighted attic. There is also a screened back porch, with outdoor storage underneath. The roof on this part of the house was installed in 2000 when this space was built. The Bose speakers will not stay with the house.

The 509 square foot garage is garage, work space, and storage combined. It has two automatic garage doors. This space is heated and cooled via a heat pump and has an epoxy painted floor. There is a floored attic, but a ladder is necessary for access.

The garage has deep utility sink, built in cabinets (the shelving and refrigerator won’t stay), and many of the house systems. There is a new 55 gallon water heater and a new 65 gallon water heater, a water softener, a pressure pump for the water, a meter to read the propane tank, and the dryer vent has a Fanteck Dryer Booster Fan that’s vented outside.

OUTDOOR FEATURES

This cedar home has halogen flood lights lining the drive and on the trees for your safety and security. As you approach the house, you have the option of parking in the two car heated and cooled garage or under the four car carport. This carport has radiant electric heaters with variable, remote control fans, high pressure sodium lights and is constructed with steel I beams, vertical supports and cross beams. There is a grill connected to the propane system that will stay with the house.

The 18×36 vinyl, heated, salt water pool and surrounding decking has a commanding view of the valley below. The area has two propane Mosquito Magnets, and the pool has a new automatic cover that you can walk on. The pool has a two year old DE filter, the pump is 4-5 years old, the liner is six years old, and the electric heat pump is 17 years old, with a life expectancy of 40-50 years. The cost is about $30 per month to heat the pool. The drains for the pool are under the pool house deck and you can drain it yourself when you want to lower the water level.

The roof on this home was replaced in 2013.

This home also features a 60kw automatic transfer generator that powers the whole house, and is powered by a 500 gallon propane tank. There is a sprinkler system to keep your lawn pristine, and a security system with wireless cameras and components. This system can be attached to a computer if you want the ability to record.

Also, this home enjoys a truly unique feature. It runs Off Peak electric rates which allows the system to store heat between 9PM-7Am and weekends. There are four Off Peak Electric Thermal Storage Units that provide cheap supplemental heat. The units heat bricks and have blowers that blow heat into the living room, garage and pool house – and the water heaters and pool run during Off Peak hours. During the night electricity runs for $.04 kilowatt hour. This is a huge cost savings.

All five traditional heap pumps were replaced between 2005-2009 and have washable allergy filters. PTAC unit in the garage was installed in 2013. PTAC unit in the pool house was installed in 2000 when the pool house was built. The pool house also has a mini-split heat pump (compressor on the outside) in the kitchen that was installed in 2014. The four Steffes Off Peak Thermal Storage Units were installed in 2014.

The home is serviced by city water with a booster pump and a septic system, and 2/3 of the house is slab on grade and 1/3 of the house has a crawl space.
